GENERAL INFORMATION

The plot of land intended for construction of the residential building is located in the historical center of Odessa (Ukraine), a developed coastal area, on 61 Bazarnaya street, which runs from Tiraspolskaya street to the intersection with Lidersky boulevard. The objective of this development project is to construct comfort-class housing on a site with an area of 0.1936 hectares.

The area under consideration is a short distance from the city’s historical center. Prominent places, such as Deribasovskaya street, Primorskaya boulevard, and the opera theater are located 1 km from the plot. Shops, cafes, restaurants, sports centers, and recreation & gathering spaces are in within walking distance. A nearby park creates a comfortable, aesthetically pleasing, and environmentally friendly neighborhood.

FUNCTIONAL AND STYLISTIC GOALS

The main objective of this project is to create a “comfort-class” residential building that will provide a modern and comfortable living environment. The comprehensive nature of the project proposal gives it a competitive edge by meeting potential consumers’ expectations to the fullest possible extent with regard to the area’s developed infrastructure and transportation accessibility.

Designers must meet the following objectives:

  • Develop the project with a certain level of class and convenience in mind
  • Create a high standard of comfort by ensuring the space is a pleasant, unified living space for residents
  • Execute the project using state-of-the-art methods
  • Employ functional solutions and quality workmanship
  • Use modern construction and finishing practices
  • Create a unified architectural style and effective planning solutions
  • Design attractive landscaping for public areas

 

Restrictions on land use and infrastructure projects are subject to laws and regulations of Ukraine.

 

  • Utility clearance zones for existing water mains, projected electrical networks, heating mains, force main sewers and gravity sewers must be considered when preparing documentation
  • Maximum building height is 47,700 m.
  • Make provisions for resident parking (on the underground level) and aboveground visitor parking (near the building)
  • Allow for potential arrival and temporary unloading of vehicles near the building entryways
  • Provide a barrier-free environment, as the entire territory should be accessible to persons with limited mobility

 

Architectural and space-planning solution requirements

 

  • Parking height is 2.20 m​​
  • Height of the lower floors of commercial buildings must be no less than 2.70-3.3 m. Floor height for residential buildings must be no less than 3 m.
  •  Building entry spaces must have a “welcome zone” that creates a first impression of the building. It should have personality (unlike in other buildings) and be comfortable, safe, well-lit and easy to navigate.  
  • An area must be provided for a concierge desk, mailboxes, public information area and a visible elevator lobby.
  • Corridors must have a contemporary design and all apartment doors should be uniform.
  • To provide excellent apartment viewing features, it is recommended to limit the number of windows looking “into windows”, blank façade walls, over the parking entrance, and above or next to loading/unloading areas for commercial premises.
  • Heating for commercial premises should be supplied via wall-mounted convectors and via floor heating in apartments.
  • Plastic façade elements in complex structural elements, supports, cantilevers, and other elements that increase costs should be used decoratively and minimally.
  • Developers are encouraged to use a variety of contemporary materials for façade materials. Use of more expensive façade materials should be used minimally for decorative elements and should be agreed upon with the client.
  • Façades should include a protective decorative panel for the outdoor air conditioning unit.

Floor Plan layouts:

• Underground level, with locations marked for ramps, stairs, elevators, parking spots and traffic flow organization. The drawing will indicate the axes, dimensions between the axes, a scale indicator, total floor area, number of m/spot, and the locations of utility areas (ventilation shafts, etc.).

 

• Basement floor, with details about utility/service areas, stairs, and elevators. The drawing will show the axes, dimensions between the axes, total floor area, and the locations of utility areas (ventilation shafts, etc.).

 

• First floor, with details about functional zoning. The plan will show boundaries for commercial and public zones, entryways, window, stairs, elevators, parking ramps, necessary service facilities, and the arrangement of furniture/equipment. The drawing will include the axes, dimensions between the axes, a scale indicator, total floor area, and premises breakdown. Locations of utility areas (ventilation shafts, etc.). It will also show the landscaping scheme within the boundaries of the territory with surfaces indicators.

 

• Standard floor. These plans display planning solutions for apartments, with furniture arrangement and size indications, stairs, and necessary services facilities. The drawing will include the axes, dimensions between the axes, a scale indicator, total floor area, and the apartment area sold.

 

• Photorealistic visualizations of the residential building (with no fewer than 4 angles at bird’s eye view and eye-level), main streets, main buildings, and automobile entry/exit points.

 

• Roof plan indicating the roof exit, placement of landscaping elements and outside furniture. Placement of equipment and necessary utility areas. The drawing will include the axes, dimensions between the axes, a scale indicator, total floor area, and premises breakdown.

 

• Concept description for trash disposal from the building.

INTELLECTUAL PROPERTY RIGHTS

From the moment of payment in full, the Author transfers exclusive (non-exclusive) rights to the Client for the use of the architectural concept, specifically the rights to:

 

  • Use blueprints for the architectural concepts for construction, with the goal of approving and constructing the facility at the address indicated in this ToR;
  • show the architectural concept to third parties before implementation;
  • implement the architectural concept by constructing the facility at the address indicated in this ToR.​ 
Concept may be used once to construct the facility indicated in this ToR. Repeat use of the concept occurs only with the consent of the author.
Use in advertisements, various publications, photographs, construction boards and similar materials created for the architectural facility must be indicated by the Contractor
